To be read in conjunction with the Residential Tenancy Act 1997 and the Residential Tenancy (Smoke Alarms) Regulations 2012.
The New Standard
Smoke alarms must comply with the Australian Standard AS3786.
Smoke alarms must be either hard-wired to the mains power supply or be powered by a 10 year non-removable battery.
Smoke alarms must be cleaned and tested prior to the commencement of a new occupancy and all removeable back-up batteries must be replaced.
Any faulty smoke alarms or any smoke alarms which have reached their expiry date must be replaced. Smoke alarms expire 10 years from date of manufacture.
Smoke alarms must be located between each bedroom area and the rest of the house (in the hallway if there is one), at the top of all stairways, and one in each storey of the property that doesn’t contain a bedroom.
